In joint venture with an institutional partner, we converted this former Polaroid Corporation manufacturing facility into a world-class $300M office and biomedical campus.

Reservoir Woods sits along Route 128 in an amenity-rich hub that is regarded as one of the strongest suburban office markets in Greater Boston, renowned for its live-work-play offerings and appeal.

Among numerous other milestones, to date we have:

  • Completed the ground-up development of a 180,000 SF LEED Gold biomedical building (850 Winter Street), which we fully leased and successfully realized.  Designed by Elkus Manfredi Architects, 850 Winter Street boasts a modern design and an infrastructure capable of supporting both office and lab space, dual lobbies, super-efficient floor plates, and a seven foot window line.
  • Redeveloped a former manufacturing facility into a Class A 451,000 SF office/biomedical  building that is fully leased.
  • Entitled an additional two phase 370,000 SF of development and have commenced 900 Winter Street, a 220,000 SF Phase I build-to-suit for a long-standing tenant.

Today the campus consists of 630,000 SF of Class A office / laboratory and is home to numerous top quality tenants, including the headquarters for PerkinElmer, the U.S. headquarters for Fresenius, and the U.S. headquarters for Alkermes.
