Paul Marcus, CEO

Paul Marcus is the CEO of Marcus Partners, a real estate investment firm with offices in Massachusetts and Connecticut. A strong proponent of value investing, Paul has been involved with the ownership of more than fourteen million square feet of office, medical office, biomedical, retail and residential projects, 2,000 hotel rooms and numerous mixed-use developments over the course of 30 plus years.

Paul is a member of the MIT Corporation and sits on the Risk and Audit Committee of the Corporation. He serves on the Visiting Committee of MIT’s Brain and Cognitive Science Department, the Political Science Department and the Materials Science and Engineering Department. He also serves as Chair of MIT’s Social Sciences Visiting Committee. He was a founding member of the 484 Phi Alpha Foundation, an MIT affiliated educational foundation.

Paul currently serves on the board of BENS (Business Executives for National Security) and is a member of the Boston Children’s Hospital Chairman’s Council. He also served a 10-year term as a member of the Trust Board of Children’s Hospital Boston where he was a founder of the Children’s Hospital Developmental Medicine Center Philanthropic Leadership Council. Paul was also a founder of the Boston based Autism Consortium.

Paul served as Chairman of the Board and is a past President of the Massachusetts Chapter of the National Association of Industrial and Office Properties (NAIOP). The Massachusetts chapter consists of over 1300 members representing over 450 companies that own and or manage real estate or serve the industry.

Paul received a Bachelor of Science in Civil Engineering from the Massachusetts Institute of Technology.

John Busby, Principal and Director of Property Management

John directs the Connecticut and Metro NY Region Asset & Property Management efforts and has over 25 years experience in property management in commercial real estate. 

Prior to joining Marcus Partners, John was the Senior Property Manager at Davis Marcus Partners.  John also held senior property manager positions at Cushman & Wakefield, Lincoln Property Company, Schulman Realty, and Albert Ashforth. 

He holds a Bachelor’s in Business Administration, Pace University and a MBA, Pace Lublin School of Business.

David Fiore, Principal

David directs the firm's investment activities in New York Metro region and has over 30 years experience in the acquisition, leasing, management, development, construction and design of commercial real estate.

Prior to joining Marcus Partners, David served as Senior Vice President of Davis Marcus Partners for 11 years where he was been responsible for acquisitions, development, leasing and overseeing property management for the Connecticut office. He also served as a Managing Partner of Philip Johnson, Ritchie and Fiore Architects in NYC where he practiced architecture for 17 years.

David received a Bachelor of Science in Architecture from Penn State University.

David Hooke, Principal

David serves as the firm's Chief Financial Officer.

Prior to joining Marcus Partners in 2009, David worked for 15 years at Davis Marcus Partners, most recently as the Co-COO and CFO where he was responsible for a variety of functions including accounting department oversight, human resources management, investor relations, and property due diligence, acquisitions, financings and sales.

Prior to Davis Marcus Partners, David served as a Vice President in commercial real estate at Shawmut Bank and an Assistant Vice President for acquisitions at Krupp Realty and Development. He is a retired Commander in the U.S. Navy.

David holds a Bachelor of Arts in Art History and Economics from Bowdoin College, a Master's of Science degree in Business Administration from Boston University and a Master's of Science degree in Management from the M.I.T. Sloan School of Management.

J. Mark Stroud, Principal

Mark directs the firm's investment activities in the Southeast region.

Mark has over 25 years of commercial real estate experience in the areas of valuation, management, leasing, brokerage, acquisitions, dispositions, development and valuation.

Prior to joining Marcus Partners, Mark served as President of the Florida Region for Davis Marcus Partners and Chief Operating Officer for Osprey Management Company, LLC. Mark's other experiences includes serving as President/CEO of Echelon Real Estate Services, LLC and as Vice President of Commercial Real Estate for Echelon International, a NYSE traded real estate development company.

Mark currently serves on the All Children's Hospital Health Systems Board and is Chairman of the Construction Task Force.

A licensed Real Estate Broker and a certified General Real Estate Appraiser in the state of Florida, Mark also holds the MAI and CCIM designations awarded by the Appraisal Institute and Commercial Investment Real Estate Institute.

Mark received a Bachelor of Science in Real Estate from Florida State University.

William McAvoy, Principal

Bill directs the firm's investment activities in the New England region.

Prior to joining Marcus Partners, Bill served as Chief Investment Officer at Davis Marcus Partners acquiring in excess of $200 million of property.

Bill also served 14 years at New Boston Real Investment Funds as Chief Investment Officer and Head of Acquisitions directing the acquisition of more than $1.2 billion of residential and commercial properties while also providing strategic portfolio direction.

A certified Public Accountant, Mr. McAvoy received his Masters Degree in Accounting from New York University and his Bachelor's Degree in Economics from Trinity College in Hartford, Connecticut.

IN MEMORIAM
Peter Samuel Scoba
1959-2014

Peter Scoba, former Senior Vice President of Development and Construction, passed away peacefully at his home on June 11, 2014. Pete is greatly missed by his friends and colleagues at Marcus Partners, where he is fondly remembered for his constant smile and astute judgment.

Pete’s distinguished career of over 30 years in development and construction management of commercial real estate began with Turner Construction in New York City in 1981. He subsequently joined The Chiofaro Company, where he was responsible for tenant and base building improvements for the iconic International Place development in Boston. He later served as Senior Vice President of Development and Construction at Davis Marcus Partners. In 2008, Pete became a Principal at Marcus Partners, where he directed development and construction management. Among Pete’s many notable development and projects throughout his career are Reservoir Woods (Waltham, MA), Charles River Plaza (Boston, MA), One Reservoir Corporate Center (Shelton, CT), Unicorn Park (Woburn, MA), and International Place (Boston, MA).

Pete is remembered most for his love of family, friends and athletics. He discovered ways to enjoy all three through works of charity in his support of the Pan-Mass Challenge and Best Buddies. Together with his family, friends, and their adored community in Franklin, he found great joy in town, school and professional sports events. He fully realized his love of the sport of lacrosse through the exploits of his children, nieces, nephews and their teammates. He was equally at ease in great crowds or in quiet spaces of solitude.

His friends and colleagues at Marcus Partners are committed to honoring his memory and to upholding his legacy of friendship, selfless devotion to family, community involvement, and exceptional contributions in to the field.

Jan Machnik, Principal

Jan directs the firm's asset management and development activities and has over 35 years of experience in the asset management, development and construction of real estate.

Prior to joining Marcus Partners Jan was Senior Vice President at Davis Marcus Partners where he served as Director of Development for 14 years. Previously he owned his own development management business, prior to which, he worked for The Beacon Companies where he developed over 3,000 hotel rooms.

Jan received a Bachelor of Science in Civil Engineering-Construction Management from North Carolina State and a Master's Degree in Civil Engineering-Construction Management from the Massachusetts Institute of Technology.

Steve Wassersug, Principal, Construction and Development

Steve Wassersug directs the firm's construction and development efforts.

Steve’s primary responsibilities include design and construction management on all new and existing projects. He also assists in the acquisitions process, participating in due diligence activities and working with asset management through the life cycle of each investment.

Steve joined Marcus Partners after spending the past 15 years with Jones Lang LaSalle (formerly Spaulding & Slye). He started with his former employer as a Project Manager and during that tenure his role grew to Managing Director of the New England Construction Company where he was responsible for the day to day operations of that $100M Construction Management firm.

Steve received his Bachelor of Science in Civil Engineering – Structural from University of Massachusetts, Dartmouth.

Frank Charles Wuest
1960-2016

Frank Wuest, former President of Marcus Partners, passed away on August 13, 2016 while participating in the Save the Bay fundraising swim in Narragansett Bay, Rhode Island. An avid and skilled swimmer, Frank was 56 years old and had participated in more than 150 similar races in the past, winning several of them.

A highly respected real estate industry veteran, Frank was a consummate leader, a mentor to many, and above all, a man of deep integrity who truly cared for those around him. He was known as a man who “did it right” on so many levels—as a husband, a father, a son, a professional, an elite athlete, and a friend. Frank never allowed his personal academic or business success to take precedence over his genuine interest in and support of those around him, a unique quality that touched countless individuals. His kindness, intelligence, generosity, and quick smile will be missed greatly.

Passionate about Boston, its people, and its landscape, Frank loved leading the development of vibrant, mixed-income, mixed-use communities. His work impacted much of Boston and Cambridge (and beyond) and included well known developments such as University Park at MIT and Radian in the Leather District of Boston, which he completed while at Forest City Enterprises, where he was for many years president of the Boston office and Head of the Science + Technology Divisions. He served on both the executive committee and board of directors of A Better City (a Boston-area nonprofit) as well as the international advisory board of Harvard Business School’s Real Estate Academic Initiative. Mr. Wuest was the Vice Chair of the Advisory Board of the Boston District Council of the Urban Land Institute (ULI) and was a member of the Board of Directors of the Massachusetts Chapter of the National Association of Industrial and Office Properties (NAIOP). Frank received a BS from the University of Connecticut and an MBA from Harvard Business School.

Above all else, Frank was a man of deep integrity whose compassion and love for others touched thousands throughout his life. He was a consummate leader, a mentor to many, and a friend who will never be forgotten.

Peter Cameron, Principal

Pete directs the firm’s Boston-area Asset and Property Management efforts.

Prior to joining Marcus Partners in 2008, Pete was a Project Director at Corcoran Jennison. Pete also served for 8 years as the Director of Leasing and Asset Management at the Nelson Companies. Pete currently serves on the executive committee of the 128 Business Council’s board of directors.

Pete holds an MS in Real Estate Development from the Massachusetts Institute of Technology and a BS in Finance from the College of William & Mary.
