Project Description

Initially a 229,000 square foot mixed-use property, Charles River Plaza was redeveloped into a 640,000 facility. Originally built in the 1960s, the property is located in the Boston CBD adjacent to the Massachusetts General Hospital (MGH), Government Center and Beacon Hill.

Summary of Activity:

Ownership purchased the property from the original developer in June 2000 for $76.2 million. Simultaneous with the closing, ownership negotiated a lease expansion/extension with MGH for 70,000 square feet of office space, bringing the property to 100% occupancy. Ownership obtained city approvals for the development of an additional 411,000 square feet of office, lab and retail space on the property. A long term lease for 355,000 square feet of laboratory space was signed with MGH and in February 2003, construction commenced on this $300 million redevelopment. The redevelopment of the property was completed in September of 2005 and is now 100% leased to tenants including Massachusetts General Hospital, Schepens Eye Institute, Whole Foods, and CVS.

Project Description

This 630,000 square foot corporate campus, formerly the global research headquarters of Polaroid Corporation, is located on 56 acres of wooded land in Waltham, MA. The property is well situated just off Route 128 at the Cambridge Reservoir and is the last major corporate campus property in the most desirable location in suburban Boston.

Summary of Activity:

The development plan was to create a world-class $300 million office/research campus on the site. The property was purchased in partnership with Prudential Real Estate Investors. The first phase of the redevelopment, a 451,000 square foot Class A office building was completed in spring 2007 and is 99% leased. The second phase, a 180,000 square foot office building was completed in 2009, received LEED Gold certification and is currently 100% leased. 350,000 square feet of additional development potential remains on the site.

Project Description:

This 513,000 square foot campus, formerly the home of GTE Laboratories and Verizon Communications, is located on 54 acres off of Winter Street in Waltham, MA, next to the North American Discovery Center for Astra Pharmaceuticals and the Cambridge Reservoir. Enhanced amenities include cafeterias, structured parking, a fitness facility, plus proximity to the health and wellness programs offered by HealthPoint, in addition to a naturally landscaped pathway leading to Weston's 80 acre Cat Rock Park.

Summary of Activity:

In a joint venture with Prudential Real Estate Investors, the development plan was to complement the Reservoir Woods West Campus with another world-class $300 million office/research campus. Phase I included the ground up development of a 313,000 square foot Class A office building, fully occupied by National Grid, which received LEED Platinum base building and tenant improvement certification, one of a few in the country today. Phase II consisted of the redevelopment and construction of the adjacent 200,000 SF Verizon building which was completed upon the opening of the 63,000 SF Verizon Experience Center, a state of the art meeting and demonstration space. The addition received LEED Silver certification for both core and shell. The site was also rezoned to accommodate 400,000 SF of additional commercial office plus a 140-room hotel.

Project Description:

Wilton Corporate Park is a 505,000 square foot Class A office Campus which includes the complete redevelopment of two existing buildings and the development of two new buildings and a structured parking facility. The recently completed buildings (2008) include 40 and 60 Danbury Road each of which are 3-stories. These two buildings total 240,000 square feet, include state of the art systems and are LEED Gold certified.

Summary of Activity:

The property was purchased in 2000. Upon closing, ownership completed a partial rezoning which allowed for the development of an additional 240,000 square feet. The first phase of the redevelopment, involving the gut renovation of the existing buildings, was completed in 2005. Phase two, the construction of the two new office buildings, commenced in 2007 and was completed in 2008. The campus is 99% leased.

The second phase was completed in partnership with Prudential Real Estate Investors.
